Why do you need to use an agent when purchasing a new construction home?

Many times, for instance, buyers don’t understand the details of special assessments and the Mello-Roos tax. In Southern California, the property tax rate typically runs from 1.1% to 1.2%. However, in some of the newly-constructed developments, we’ve seen tax rates as high as 2% of your purchase price.

In addition, there are private transfer fees to consider. Sometimes a builder will contractually stipulate that if you sell the home in the future, you’ll have to pay as much as .5% on the resale.
